West along Venice and National. These neighborhoods combine dense small-lot apartment buildings with post-war single-family houses, and the electrical work splits along those lines.
Palms in particular has a high density of small apartment buildings from the 1950s through the 1980s, many of them dingbat and courtyard types with multiple meters on one service and a house panel for common loads. Typical work is unit-level repairs, replacing failing devices and circuits, common-area and parking lighting, and sorting out panels whose labeling stopped matching reality several owners ago.
For condos there is an extra layer: the boundary between unit and common-area electrical, and HOA approval for anything touching shared equipment. We are used to working within that and will tell you which side of the line a problem falls on.
Mar Vista is mostly post-war single-family, much of it remodeled, and the pattern is familiar: an original 100-amp service now carrying an added kitchen, air conditioning and often a car. Panel capacity, dedicated circuits and charger installations make up most of the residential scope here.
Charging here is more often a parking problem than an electrical one: assigned spaces in a shared garage, long runs from the service equipment, and questions about which meter the load lands on. Those are solvable, but the answer depends on the building and on who owns the parking.
Both neighborhoods are in the City of Los Angeles, so permits go through Department of Building and Safety and service is LADWP.

It depends where the fault is. Inside the unit is normally the owner; shared equipment, house panels and common-area circuits are normally the association. We diagnose it and tell you which side it falls on, in writing if that helps your HOA conversation.
