Who we work for

Independent businesses and the people who own the buildings they sit in. Tenant improvements in retail bays, restaurant kitchen and hood circuits, office lighting and data-adjacent power, small production and creative space, and the multi-meter maintenance that comes with older mixed-use buildings. We are not set up for large ground-up construction, and we will refer that rather than take it.

Tenant improvements

A new tenant in an old bay usually inherits power that matched the previous use and nothing else. We work from the tenant’s equipment list backward: what has to be on a dedicated circuit, what the total demand does to the existing panel, whether the existing service supports the build, and what the permit and inspection sequence looks like against the opening date. The schedule matters as much as the scope in a tenant improvement, because rent runs whether the space is open or not.

Maintenance and thermal problems

Commercial panels fail differently from residential ones. Continuous loading, three-phase equipment, and years of added circuits produce loose terminations and heat. Periodic inspection of terminations, breaker condition and load balance across phases prevents most of the failures that otherwise happen on a Friday night.

Lighting retrofits

Replacing fluorescent troffers and metal halide fixtures with LED cuts consumption and maintenance, but the part that decides whether the retrofit is a success is light level and uniformity in the space as it is actually used. Retail, warehouse and office each want a different answer. We look at the space rather than matching fixture counts one for one.

After-hours work

Most commercial work is better done when the business is closed, and our 24-hour availability is not only for emergencies. Scheduled night and weekend work avoids lost trading hours, and for emergency failures the line is answered at any hour.
